Underpinning Newtown

This is a typical terrace home you find in Newtown with typical subsidence issues. The front fence retaining wall had fractured through from pushing roots, wing walls cracked severely from subsidence due to services excavations by others and compounded by water getting under the foundations. The damage is demonstrated internally as well with single skin hallway wall showing multiple cracks through to the cornices. We didn't do any works to the common wall due to neighbour issues but we did access the hall wall by pulling up the flooring and inserting 4 concrete pins. External walls had cracked , bowed and bulged. We elected to demolish the second wing wall fence and the front fence with the traditional steel pickets. We could make a better and stronger job out of it and do it more economically then trying to underpin it. You can see we installed 4 concrete piers under the front fence with steel plates to ensure the fence could withstand any future over turning moment from the retained soil and roots. We did insert a moisture and root barrier to the fence additionally with 3 overflow outlets. The walls where cracked were extensively stitched to give them back their strength again We inserted a 115mm post to the verandah main beam for strengthening purposes. www.bestunderpinning.com.au
