Phase 3 Construction Documents
Once you approve your Phase 2 package, we will develop the architectural and interior drawings required for construction, bidding, and by your local Building Department for your construction permits. For Gold or Platinum interior design, we would also generate a separate but complementary interior construction document/spec package, as noted above. This interiors package only goes out to the General Contractor bid pool as the Building Department does not need it for permit review. During this phase, we will also finalize coordination efforts with the other members of your consultant team, which may include: geotechnical (soils) engineer, arborist, civil engineer, landscape architect, structural engineer, fire sprinkler contractor, green building rater, Title-24 Energy consultant, HVAC engineer, waterproofing consultant (for basements and roof decks), Audio/Visual/Security consultant, etc. We will check in with you for engineering decisions that have a cost or design impact, but generally speaking, our goal during this phase is to manage the myriad technical requirements to permit and build your house with a modicum of oversight from you.
